Winter might be a quieter time in the Philly real estate market, but that doesn’t mean it’s time to go into hibernation if you’re planning on putting your Center City home up for sale in the spring. Even if your condo or home isn’t actively on the market yet, there are a number of things you can do to get it ready for a sale and to get a head start for when things finally warm up again in spring. You can pack the extra stuff in boxes and place it in storage until you move to your next home or get rid of it completely. Getting rid of clutter now not only helps make your property look better — it also gives you a jump start on packing.

Make a To Do List

It might be too cold to paint the walls of your condo or to start any major fix-it-up projects, but it’s not too cold out to start making plans. List the things you think should be done to your home to make it appealing to a buyer, such as updating the kitchen, replacing worn out carpet or painting the front door. Some small updates can be taken care of in the winter, such as replacing outdated light fixtures in the living room or drawer pulls in the kitchen.

Start Looking Up Names

Now is an ideal time to start identifying and lining up your team for a spring debut to the real estate market. If you’re doing any repair projects that require a professional, ask me, your friends, family, colleagues and neighbors for references for painters, plumbers, or general contractors and start getting in touch with those people to get a quote or to find out if they’re a good match.

Properties in Philly do sell in the winter, but if you’re not in any rush, you might as well wait for the spring. Use these longer and chillier winter months as an opportunity to get your condo or house ready to really impress buyers once the first signs of spring arrive.
